How to Prepare Your Home Before Showings and Open Houses

Exterior-  First impressions mean everything and the exterior contidion of your property is the first thing a potential buyer sees!  Make the most of this moment by:

  • Being sure your street front, driveway, and service walks are freed and clear of debirs. 
  • Have all landscaping freshly trimed and mowed.  If there are problem areas in your lawn try to reseed or sod.
  • Clean or update lighting fixtures and mailbox.  These can get rusty overtime.
  • Wash windows and siding
  • Make any needed roof repairs.  Every buyer will visually inspect the roof of a home.  A well-miantained roof will say a lot about the overall condition of a property.
  • Create long lasting appeal.  As simple as a freshly planted flower box can leave a lasting impression!  Look at the homes around you and think about what would set your house apart.

Interior- Think of the basics when looking to appeal to buyers.  Appealing to their sences can have an enormous impact! 

  • Light- The fact is that buyers act more favorably to a home that appers light and bright.  Keep windows clean, be sure all light bulbs are proper wattage and working, consider replacing outdated fixtures, use mirrors to magnify the feeling of light and space, use light,neutral wall colors, and open drapes/blinds and turn on lights before showings.
  • Color-  Buyers see bold paint choices as an obsticle.  You can elminate this by choosing light and neutral colors for each room in your home, removing any wallpaper and patterned borders, and limit bold accents.
  • Smell-  This might have a larger impact than you expect!  The smell of newness is positive including paint and carpet.  Just as important is a clean smell.  Besure to take out garbage before each showing. 
  • Kitchen-  A kitchen can sell a home.  This is one of the best places to invest your time and money!  Update hardware, cabinet fronts, or appliances if needed.  Keep the counter free of clutter.  Organize cabinets and pantry spaces to show buyers how much storage space they will have. Buyers will open your refridgerator!  Keep it well organized and smelling fresh.
  • Bathroom-  Replace cracked tiles, remove and repair any chipping or bubbling paint, apply fresh calk around tubs, replace old light fixtures, install new toilet seat if cracked, place all personal care items out of sight, add color and richness with new towels or shower curtain.
  • Living spaces- keep personal clutter to a minimum--you want buyers to be able to envision themselves living here, be sure carpets are clean and free of stains.  A fireplace is a great selling feature so show it off!  Sweep and clean away all soot and ash.  Dress it up with a playful mantle or new screen.
  • Bedrooms-  Make sure bedrooms are spotless!  Clean carpets, windows, and linens.  Organize closets to show of storage space.  A bedroom should be well lit so adding an accent lamp to the bedside could help.  Double check that all bulbs are working.  Also, note the furniture placement and proportion.  You want buyers to see the space you home has to offer!
  • Don't neglect areas like the basement storage, laundry room, attic, and garage.  Buyers want to see all areas of the home they intend to purchase.  You want these areas to be well kept and organized.  Stack boxes neatly and keep them out of the flow of traffic.

It sounds like a lot of work but even tackling a handful of these suggestions could make the difference!
